Rivertown: Nestled along the scenic St. Johns River, Rivertown offers a serene waterfront lifestyle with picturesque views and abundant outdoor recreational opportunities. From hiking and kayaking to community events and amenities, Rivertown has something for everyone seeking a tranquil yet vibrant community vibe.
Builders: The main builder is Mattamy, but Toll Brothers, Mastercraft, Riverside Homes, and Tidewater Homes also have a few sections of the community.
Price Point: Prices are always subject to change by the builders. But for Mattamy their floor plans start at around 1,300 and price points starting in low $400,000’s. Single family homes from 2,000 - 2,500 sqft range from the mid to upper $500,000’s. And then there are larger floor plans starting from the upper $600,000’s. As well as estate lots that are closer to the St. Johns River and those homes go for $1M plus.

Schools: There is a new K-8 school opening in the fall of 2025. However, until then Rivertown is zoned for Freedom Crossing a K-8 school a few miles away. And for High School the students are zoned for Bartram Trail High School.

For Toll Brothers, their smallest floor plan is 2,200 sqft with the price point starting in the mid $600’000’s. Their floor plans range all the way up to 3,400 sqft.
Total Homes: 1,260
Amenities: Lake House, kayak launch into man-made lake, lap pool, splash park for kids, event lawn, pickleball courts, tennis courts, basketball courts, playground, golf cart friendly, sporting field.
Schools: A brand new K-8 school is opening in the Fall of 2024. And high school students are zoned for Beachside High School.
Silverleaf: One of the largest master-planned communities in the area! Enjoy the ease and convenience of having everything you need right at your fingertips. Along with a bunch of residential real estate you will also find a lot of mixed use and commercial space within Silverleaf.

Total Homes: The plans online say near 10,000 homes but all of the new construction sales agents have heard it could near 16,000 homes when the community is completed.
Amenities: At the moment there is only 1 amenity center which includes. a pool, a splash area for kids, a lap pool, a dog park, tennis courts, pickle ball courts, and fields. In the future there are plans to have 5 total amenity centers. And the really cool thing about Silverleaf is they have NO CDD fees!
Schools: There are going to be several new schools built within Silverleaf in the coming years and schools zones will likely be changing frequently during the development. All will be zoned for St. Johns County School District.
